Florida Statutes provides the framework for all Florida Condominiums.
Condominiums consist of individually owned units as well as common areas
and facilities that are owned collectively and are operated through the
condominium or homeowner association. All owners must pay assessments
or maintenance fees for the common areas and abide by the association rules
and regulations. Under Florida condominium law, unit owners who don't pay
maintenance fees can have a lien placed on their individual unit and can
result in a foreclosure and eviction.

Florida is known for its many residential condominiums, a popular choice for many full-time and
part-time Florida residents. In recent years, commercial developments have also turned to the
condominium framework to allow individuals to own a piece of commercial property while sharing in
common areas and facilities with other unit owners. Also, condominium conversions, which is a process
whereby an existing apartment building or development is transformed into a condominium, have become
very common.
The condominium procedures can at times be very complex. It is important to have an attorney involved

Before you buy a condo in Florida, you should make sure that you understand both the sales contract and
the CONDOMINIUM DOCUMENTS prior to purchase. If you are buying a condo from a developer, you
have 15 days to rescind the contract from the time that you receive the condominium documents. If you
are buying a condo from a private owner, you typically have three days to rescind. PLEASE MAKE SURE
THAT YOU RECEIVE A COPY OF THE CONDOMINIUM DOCUMENTS PRIOR TO BUYING! The Condo
documents contain the covenants (restrictions), rules and regulations that may greatly impact your
